Getting started

How do I start building a custom home with Sanctuary Homes?
The best first step is our Start Your Project form. Tell us about your lot, your vision, your budget, and your timeline, and Steve will reach out personally to set up a first working session — where we build a live, conceptual budget for your home together.
Do I need to own land before I can build?
No. Many of our clients come to us before they've bought a lot. We can help you evaluate a property for buildability, cost, and site challenges before you commit — and steer you away from a lot that will cost more to build on than it looks.

Budget & cost

What does it cost to build a custom home on Denver's Front Range?
Custom home costs vary widely with size, finish level, and site conditions, which is exactly why we don't quote a one-size number. Instead, in your first session we build a live, conceptual budget with you in real time, so you see a realistic figure for your home rather than a generic average.
How is price per square foot calculated?
Price per finished square foot reflects everything that goes into the home — structure, systems, finishes, and site work — divided by finished living area. We teach you how it moves as you adjust size, finishes, and site factors, so it becomes a tool you understand rather than a mystery number.
Will I know my budget before I commit to anything?
Yes. Transparency about your money is central to how we work. Before you sign anything, we build a conceptual budget together and keep allowances open and visible throughout the project, so there's no black box and no surprise at the end.

Timeline & process

How long does it take to build a custom home?
Most custom homes run roughly 12 to 24 months from design through completion, depending on size, complexity, site, and municipal approvals. We lock selections and schedule before breaking ground, which is the single biggest reason our builds stay on time.
What happens if I want to change something during the build?
Change orders are priced and approved before any work proceeds, so you're never surprised by a number after the fact. We'd rather pause for a five-minute conversation than surprise you on an invoice.

Custom vs. available homes

What's the difference between a custom home and an available (spec) home?
A custom home is designed around you from the ground up. An available — or spec — home is one we've designed and built ourselves that's ready, or nearly ready, to move into. Either way, the craftsmanship and materials meet the same Sanctuary standard.

Land, financing & after move-in

Do you offer financing?
We're building relationships with construction and jumbo lenders to make financing your home as smooth as possible. If you'd like an introduction to a lending partner, just ask and we'll point you in the right direction.
Is my home under warranty?
Yes. Every Sanctuary home — custom or spec — is backed by our warranty: one year on workmanship and three years on the roof, plus the manufacturer warranties that carry on items like appliances, water heaters, and HVAC.
What areas do you build in?
We build custom and spec homes across Denver's Front Range, including Evergreen, Golden, Morrison, Parker, Castle Rock, Castle Pines, and Larkspur — and we also build in Wheat Ridge, Arvada, Aurora, and select surrounding communities. If you're not sure we cover your lot, reach out and ask.
